Full inspection and cleaning of all air conditioning components, completed in Spring and early Summer. Includes condenser cleaning, clearing of drain lines, test of all components to avoid risk of sudden breakdown.
Full inspection and cleaning of all heating components, clearing of drain lines, completed in Fall and early winter.
During fall heating check up, we do a full inspection and evaluation of duct work and plenums, air balancing throughout the home and verify adequate attic insulation.
Two condenser cleanings per year, one deep clean and one standard clean included in your plan.

Having your system serviced on a regular basis is crucial to the system’s efficiency, longevity, cost savings for you, and warranty. Our extensive maintenance visit checks that all components of your system are inspected, cleaned and maintained to ensure the highest quality performance of your system.
Failure to complete routine maintenance on your system will decrease it’s efficency by a minimum of 5% per year!!
The major components of an HVAC system in Texas have a life span of less than 15 years. Evaporator coils tend to fail between 5-7 years, with condensers usually lasting 12-14. Failure to keep the system clean causing the unit to run a high pressure, putting strain on this equipment, thus causing them to fail faster.
MANUFACTURE WARRANTIES - Manufacturers are cracking down on warranty claims and denying replacement parts due to lack of maintenance. We ensure that your maintenance is done routinely and we keep detailed records or reports and photos. In the event of a failure, we provide these records to the manufacturer to ensure your claim is processed with approval.
LABOR WARRANTIES - The same concept works for your labor warranty as well. Whether your system came with the standard or extended labor warranty, you must do routine maintenance to ensure you are covered.
NEITHER TEXAN MECHANICAL OR THE MANUFACTURER WILL COVER WARRANTY REPAIRS IF THE SYSTEM WAS NEGLECTED.
NEW HVAC SYSTEMS - “I just replaced my ac system” or “My system is new, we had it installed 3 years ago”. That’s fantastic that you have had your system replaced, a 3 year old system is not “new”, especially in southeast Texas.
We recommend beginning routine maintenance the following season (within 6 months) after your new system is installed.
A new system is a hefty investment. It supplies the air you and your family breathe, it is the main driving factor in your utility costs. Maintaining your investment and quality of the air that you breathe should be a priority!
OLDER SYSTEMS - Older systems need love too! Our goal is to keep your system running as efficienty as possible for as long as possigble. Doing routine maintenance will extend the life of your system.

Outdoor elements like rain, Saharan dust, pollen, animals, construction debris, etc. All of these things cause your system to become dirty, clogged and full of allergens.
A good example would be your car, parked outside during our Spring months. The beautiful shade of yellow that covers it from headlights to tail lights in just a few hours! Can you imagine what your AC condenser coils look like if left without maintenance for months at a time?)

Zooglea, also known as “drain snot” is a slimy, bacertia filled substance that grows inside your AC’s drain lines and can cause it to clog.
During the hot months, your system is producing 20-30 gallons of condensation per day that must have somewhere to drain to.
It is important to keep drain lines cleared year round! This helps to prevent water from leaking out the secondary drain line (the drip you see on the side of the house coming from the roof) and even worse, when the secondary line clogs and the water backs up into the drain pan, putting your sheetrock and home in danger of massive water damage!
Included in every maintenance visit, we ensure the drain lines are cleared flowing freely to keep your home safe!
Unfortunately, we cannot warranty drain line clearing. Many homes have very old lines, which also tie into your plumbing in a bathroom sink or bathtub. It is important to ensure these plumbing lines are also clean and free of debris as it can cause the water to backup back into the HVAC lines and cause damage to your home.
DO NOT PUT BLEACH IN YOUR DRAIN LINES!!
Putting bleach in your HVAC drain lines can be detrimental to your system. The bleach interacts with the coils and components in your equipment and drain linescausing corrosion, which leads to refrigerant leaks, water leaks, equipment failure and water damage
(The damage caused to your evaporator coil is unrepairable issue,
the equipment must be replaced.)
Our technicians use specially formulated pan tabs in your system which help to break down debris and build up in your drain lines, and are safe for your equipment.

Routine maintenance reduces unexpected failures when you need the system the most. Our health checks test every possible component of the system to allow for preventative repairs. There are elements of the system that can fail without warning, and power surges are a big culprit of failures as well, but we can attempt to flag your system for potential risks, complete repairs that could cause your system to go down, and keep your family safe and comfortable.
